#4 &#5 are very important that many people actually overlook while they have good intentions they hurt themselves more then anything.   The money could be better spent in other areas.  While as much as granite countertops cost with some small homes you could easily take the same amount and maybe put on a new roof.

Debe, I find the less is more kind of updating the best use of money in most cases. Unless the place is really run-down and deferred maintenance has become forgotten maintenance.
