And, what a wonderful 'home' this has been for the sellers. Here's what they had to say when asked what they love and what they'll miss about their home:
Mom says she'll miss: "The master bath shower (the luxury hotels cannot compete with their single "rain" shower heads)! Also, the ease with which we have hosted large family gatherings (formal dinner for 12) and various sports teams with their parents for end-of-season coach's dinners. We set up a buffet on the big island, with kid drinks in the kitchen corner, optional parent libations in the bar area. We can seat entire team simultaneously at big kitchen table, parents eat and mingle in the "den". Everyone gathers in the den for speeches. Optional dancing with surround sound on the deck outside to close out the evening. Easy!"
"As a parent I have enjoyed the closeness of schools, private and public (3 children in a three different schools—both public and private); the ease to run out to everything Cotswold: pharmacy, grocery, pizza, bagels, hair cuts...dentist, doctors, shopping at SouthPark Mall...all with the ease of coming and going from our circular driveway."
From the children:
Son, age 11: "I like that the driveway and the yard are plenty big enough for a kid and a dog to have lots of space to run and play around!"
Daughter, age 14: "I like my Cave (bedroom). I like that the downstairs is open and we can all be together but, when I want privacy, I can go to my room and be alone."
Daughter, age 17: "I like having my own bathroom. I’m going to miss cooking in our kitchen. It’s a great kitchen."

Hi Debe~ This looks great! How soon before it comes on the market? I know you will sell it quickly because you are the best in the area!
Debe - That is trully a beautiful estate from the photos. I imagine it will sell quickly! Good luck!
Debe, looks like a really nice property. How are things going there, are you seeing more listing opportunities as we are getting closer to spring?
We listed a great golf course home, will post tomorrow.
Mystery = succcess, Hope it sells quickly... that would be great! Cheers to you and your new clients! I will forward this one to my clients when it comes online.
Vickie: Thanks! It should--it's definitely priced to SELL!
Christopher: Thank you! It is gorgeous!
Nick: Thanks, it really is! Things are busy but, we still have an abundance of inventory. I'm hoping we'll have some spring cleaning! Looking forward to seeing that golf course home too.
Claude: Here's the unbranded link for you: http://www.tourfactory.com/idxr583463/r_2027 Sharon Lane Foxcroft Charlotte NC
Wouldn't it be something if you got this thing sold for me! What a true AR success story that would be!
Great verbal image building for this prequal. Also AWESOME shot of the kitchen...great perspective and lighting.
Debe - This is one of the best listing blogs I've ever seen. Very well done! If you had to have a 2nd career - you'd be a great marketer!
Debi
Steve or Jan: Well, you JUST made my day! That is the ONLY shot in this group that I actually took! The professional photographer took the rest! LOL
I ask my sellers what they love about their home and what they'll miss about it. I always get great answers and thought I'd start sharing here!
Hi Debe... I agree with Debi's comments. You have done an EXCEPTIONAL job with this listing post! Kudos!
What a great listing and what a fabulous way to sell it with the owner's own words. BTW, I am now a fan once again.
Debi: Aren't you so sweet! Thank you! This is one of my favorite parts of the job for me--I love the marketing! Wish I could afford to run a real estate agency and do the marketing for it! Hmm...not a bad idea! LOL Seriously, I would miss my clients too much; I'm a people person so, I would have to add sellers and buyers to my list of agency duties--I guess I'm in the perfect niche right now, huh?!
Hope you're having a great week--I've got to come over to see what amazing shots you've added today. I've been busy with this awesome listing all day--it's in one of my favorite Charlotte neighborhoods and the sellers are fantastic. It should sell fairly quickly--great price. Be on the lookout for it!
Steve: Well, thank you too! I was just over reading your dressing for success post--Loreena wrote one today, I think, and it's so true--I'm a girl that likes to dress up too! (Unless it's raining and then I only want to be in my blue jeans!)
Hope you're doing well--getting back from Dallas, I've tried to implement a few things so far and am happy with what I've done so far. I just need more hours in the day!
Jane: Hey! I see you found your way without the invite, huh?! I don't know if you noticed but, when you want to send out fan page invites on FB, you have to select each individual person--one at a time! There's no way to select-all and just send! So, I'm dreading having to do that once again but, I'll get it done eventually. If they mess me up again, I may just give up the fan page altogether--WAY too much of a time investment for me to keep re-doing!
Have a great week...
Debe - What a great idea to have testimonials from the family.
Hi Debi...Great Listing in the works, leading with the sizzle is very effective. Painting a picture of a perfect Family home to some lucky Buyer can move a Buyer to Act quickly, as they visualize this family home and lifestyle
Hi Debe, once again--another great post! Excellent idea with homeowner testimonials---all the best in selling tis home.
Debe, Good marketing strategy. Good luck in selling the lovely home quickly.
Looks magnificent Debe. Some lucky buyer will get a wonderful new home.
Good morning Debe,
Your ingenious with marketing your properties! Great way to introduce a new listing using the words from the sellers..I like it a lot!! What a classy house and sure to sell quickly!
Debe, what a beauty this is! I know the family hates to leave it, and I hope they will be moving somewhere just as nice or nicer! "o)
Debe...your pre-listing announcement helps to differentiate you from being a listing agent to a marketing agent - something very good for how social media marketing fully embraces what you're doing...Good job! Cherise
Debe- I always have my sellers write a letter to the potential new buyer. I have never thought about putting it here on Active Rain- would you mind if I did that too?
Wow Debe. That house looks amazing. So much room and so beautiful.
Not only is the house cool but I like how the sellers are participating in what they have to say about their house! Very original ladybug!
Hello my wonderful friend! You are truly amazing! This piece of work is amazing! You never fail to amaze me at all your talent ... i've been reading through all of your postings on here and they just get better and better!
I miss you already! It's not the same without being able to work with you :( I am thinking about going to the Retech Conference in March here in ATL. We will definitely have to get together and catch up! Talk to you soon :)
