Want To Win Out Your Competition? Here's how to do it. Secret tips to successful real estate selling.

Ever want to know the secret to success? Want to know how to blow your competition away? I want to hear by offer you just one (or two) simple yet often hard to do tips.

How about Follow Up and Follow Through?

So many think these are easy to do. Nothing profound, nothing earth shattering. But the reality is that they don't do it often enough. Hence, fall short of success. Each of us are guilty of this, one time or another.

Follow Up

About 90% of Realtors(R) do not follow up with consistent communication after 2 follow-ups. The caveat is that most people (especially Buyers) are way ahead of their time when they begin their searches online. Many of them are visiting websites, searching and looking 12-18 months before they are ready to pursue home ownership. Hence, so many Realtors(R) just keep on moving and moving on to other "prospects" with no follow up.

Now, that's how you beat your competition. If you continue to follow up with these people 6-12 months, eventually the rest of the competition falls out, you win! You are already the top 10% if you do. It's really that simple. But yet so many only want to capitalize on the NOW-buyers, forget those who also want to buy 12 months from now.

It doesn't matter what your strategies are: be it blogging, door-knocking, postcard mailing, expired listings, FSBOs - they ALL work! They don't work only because we are guilty of giving up too soon.

Follow Through

One huge pet peeves of mine is Follow Through. People dont do enough of what they promise. It can be as simple as returning a phone call or showing up when you need to.

Ever have to tell your prospects or clients you need to return their call tomorrow by 9am? But have life happen to you? Or fires to put out? Then you "forgot" or "move on" with the things you needed to attack that day? Don't promise anything you cannot deliver. If you say you would call at 9am, start dialing at 8:58am. Dont pick up the phone at 9:01am. That's the person that I am, hence I expect everyone (especially my vendors and service providers) to be that way. Even if they don't have that personality, you can err on the good side.

So now, can you see how you can win out the competition just by doing these simple 2 things? If you just do these 2 things, you are at the top 10% and ahead of the game. It really works and we just have to do it often enough. Selling houses is not rocket science. We are not any more special people with any special skill sets that others depend on us for services. This business is pretty un-forgiving. You don't follow up and follow through, you are just not as successful as those who make this first priority in their business.
