We all know first impressions are important.  They are your first impulse as to your overall feeling about a given thing.  As a Realtor® here in Pullman Washington, I often receive calls asking for information about a particular house, or a general question about Pullman from someone thinking of relocating to our part of the State of Washington.

No doubt behind their questions there is a desire to find out information about our market in Pullman or a particular house, but there is also often the concept of first impressions.  They are deciding if they feel comfortable working with me.  And I applaud that!  You are hiring a Realtor® and you should feel comfortable about their knowledge, their availability to answer your questions... and for many clients the are looking to find a Right Fit.  There is no one size fits all. We are all unique. You will be working very closely with your Realtor® whether you are buying or selling a home.  You want someone who knows their market and will listen to you, and work for you strictly in your behalf.  

I know a lot of the advertising put out by the National Association of Realtors® says that all markets are different, but it is true. Not only is it different from state to state, but it is different not only from one side of Washington to the other...even from one hill to the next in Pullman.  There are four different distinct hills or neighborhoods in Pullman.   This is one of the crucial aspects of my job. To know MY Market.   I study the data daily and I go out of tour regularly so I know great homes for buyers and the competition for my sellers. I go out on tour regularly to walk these homes so I can know the inventory for my buyers and my sellers.  This is just one aspect of my daily routine so I can stay in tune with MY Market!  I also put out regular Market Reports as well both for the town of Pullman, as well as Pioneer Hill, Military Hill, Sunnyside Hill and College Hill.

Although the real estate market in Pullman Washington has quieted down a bit, I still find that there is quite a bit of activity here in our market place.   I am mainly working with buyers right now as most of my listings have sold, and that is great news for my sellers.  In fact, I am scheduled for a closing tomorrow!

Those listings that have sold were sellers that were realistic about their house.  Notice, I did not say home.  I said house.  These sellers were savvy enough to realize they needed to put their best foot forward and market their home well!  These were homes that were move in ready.  Many with fresh paint and flooring.  And they priced their homes to sell!

And fortunately for my listings, they were in that first time buyers price range.  It was a great selling season all around for my sellers this year.  In fact, although I do not practice dual agency, I did have several buyers come to my listings as a result of my intensive Internet marketing strategy.  I set them up to work with an agent that would take great care of them at my office at Beasley. In fact, one such buyer that bought my listing has invited both myself and the buyer's agent to their house warming party next week! I am looking forward to it.  How thoughtful for her to include me in her big celebration!
