BEWARE! Online Inaccuracies Can Cost You Thousands!

Beware of Online Inaccuracies in Your Charlotte Real Estate Inquiry

BEWARE of Online InaccuraciesAs the old adage goes, ‘time is money’ and that applies buyers and sellers in the computer age in which we live.  Everyone relies on the Internet for information and it’s unfortunate that some online Charlotte real estate information can be misleading.  For buyers, the vast amount of time one has to spend house hunting to find the home that you love, you don’t want or need to waste any of it on properties that aren’t what they seem.

Beware of the following inaccuracies when Charlotte house hunting online:

  • History hiccups – Check with an agent to find out how long a house has truly been on the market. If a seller has switched agencies or removed the property from the market for a period of time, the house could appear to be newly listed based on its official number of days on market.
  • Misleading descriptions – When you visit a property, double-check that which attracted you to it online is portrayed accurately. Ensure that a “fully finished basement” isn’t just concrete floors and drywall or that the “spacious backyard” isn’t as narrow as a dog run.
  • Errors – It’s impossible for nationwide real estate websites to manage and fact check all of the information posted to their pages, so inaccuracies often happen — such as wrong price points or incorrect home descriptions. Follow up with a Charlotte real estate agent, if you’re seriously interested.
  • Out-of-date information – Agents market many homes at once, and while they might reprint fliers for an open house or relay current information to inquiring buyers, they could completely forget to update the online information.
  • Old listings – Be careful about spending time on a wild goose chase. Properties that have already sold are often still listed online. While this may be an intentional ploy to get you to call an agency, most agents are just too busy and forget.  As well, some agents and national aggregating sites don’t update their listings as often as updates are available.   Your search on www.iCharlotteRealEstate.com is updated hourly, if not every 15 minutes.  You have up-to-date listings available there to you so as not to waste your time.

The Internet has made searching for homes and gathering house-hunting information much easier. Just be skeptical, see a home in person, and thoroughly research the history and neighborhood before making an offer on Charlotte real estate.

Answers to Your Questions about Online Charlotte Real Estate Valuations

Online Home Valuations vs. The 'Real' ThingI’ve recently been receiving a lot of questions about the estimated Charlotte real estate values provided by a variety of online sources.   I thought I’d answer a few of the most frequently asked questions that I get today.

Q.  Why is the price you think my home can sell for different than the estimated home values provided by online real estate sources?

A. Because computer programs set those prices.  Here’s how it works in general.  A computer pulls the description of your Charlotte real
estate from public records.   Using that extremely basic information, such as square footage and number of bedrooms and bathrooms, the computer comes up with a price for your home.

Computer programs and national websites, nor their employees personally visit your home or other homes in your neighborhood to distinguish the differences and similarities.  For example, they cannot see that your home has recently been painted and renovated and is in a totally different development than the neighboring one that is on the same street, with the same zip code.

Q.  Are there any circumstances in which those computer generated values are at least fairly accurate?

A.  The estimated home values could be in the ballpark if all the following are true:

  • Your home is in a subdivision in which homes are very similar;
  • Several homes just like yours have sold recently;
  • Homes are not being sold as short sales or going into foreclosure;
  • Your home is newer and has not had a major renovation or addition that is not in the public records.

While it’s fun to go online to see what your neighbor’s home sold for, don’t use that information as the bottom line, denoting what your home could sell for in today’s market.

"Who, in their right mind would open up a brand new brokerage now, in 2011?" asked the naysayers in my life!   For the past year, I've been tinkering with the idea of opening up my own brokerage.  My clients supported my move and encouraged me tremendously.  My family and most  of my friends did as well.  I worked tirelessly to have the most stellar year in 2010 I've ever had in real estate; I worked leads for my team and pulled together everything that I would need to open up a brand new real estate brokerage here in our beautiful city of Charotte.

Armed with my new business plan in-hand, I met with several broker/owners who had relatively newly established firms to see if what I had planned was everything that I needed to make a strong start.  I trusted these agents with whom I met.  I wasn't looking to 'move my license' but, to realize the dream of owning a successful real estate brokerage in beautiful Charlotte, NC.

Pullman WA Real Estate Reflections

 

This year in Pullman Washington I have had the opportunity to work with a good amount of both buyers and sellers.

My listings that I began with the season have for the most part sold.  I worked very hard this year to market their homes.  And those that sold were sellers who took advantage of their showings by putting their best foot forward and  priced their homes to sell.  A lot of sellers just don't get to see the competition as we as Realtors do.  But those who were motivated to get their home ready and priced right did well in our Pullman Real Estate Market.

The buyers I have worked with are now settled into their new Pullman homes. In fact, as we are approaching Thanksgiving now just a few weeks away, I have found myself thinking of my new buyers in their new home for their first thanksgiving.  I was fortunate to have a few first time home buyers this year, and I would expect many of them are hosting their first Thanksgiving and before long Christmas. And surprisingly, I have had a several buyers after the tax credit ended, some still waiting to close this year.

As I begin November and the sky is blue, the weather is mild, and the leaves still beautiful, it causes me to feel very fortunate this year.  Fortunate for the opportunity to work with some really great sellers and really great buyers.   And fortunate to live in Pullman Washington where it is not uncommon for me to run into my clients over town or in the grocery store.  I guess that is one of the best benefits of being a Realtor in a small town like Pullman.  And one of the things that truly makes me love my chosen profession in Real Estate.  It really isn't about a product such as a house, it is all about filling those once empty rooms with a life full of memories.

The chart below demonstrates that homes in Charlotte have appreciated each and every year since 1978 with the exception of 2009 and 2010.  According to the index history, one would have to assume that, if values have gone up every year for the past 32 years (with the exception of the past 2 years), there is a reasonably good chance that home values will begin to appreciate again very soon.

The PMI U.S. Economic and Real Estate Trends Risk Index report predicts that Charlotte will have even higher home prices.  The PMI U.S. Market Risk Index is a leading indicator of the direction of home prices and has a  forecast accuracy of 80%.  

Note:  See page 6 of this report which ranks the Charlotte MSA among the best performing MSA’s in the U.S.

The history of appreciation, coupled with a highly favorable risk forecast and the lowest interest rates in 50 years suggest that it is a great time to purchase a home.

Modest Decline Expected to Follow May's Drop in Pending Home Sales - NATIONALLY

Charlotte NC Market UpdateNationally, year-over-year, May 2010 sales were down 15% compared to May, 2009.  Charlotte showed a rise in sales of 18% during that same time.  Showings in Charlotte did however, decrease dramatically during June; statistics are pending as to the ratio of 'typical' summer showing-slowing vs. economically impacted showings.
