Pricing It Right--Objectivity is Crucial

With an incredible supply of homes for sale in today's Buyer's Market, it is crucial to position your home to sell in the shortest amount of time possible, bringing the best price possible.  Begin by looking at your home through the eyes of a potential buyer.

There are five basic factors that ultimately determine whether a home is going to sell, or simply be one of many homes on the market with very few showings and no offers:

Value Factors in Home Selling

Buyers have many choices in today’s market.  In order for a seller to maximize the selling price of a home, the home must be “Showroom Ready” and priced right! PRICE is determined by:  CONDITION, LOCATION, SIZE, and FEATURES.   A home that can rate a score of 10 in CONDITION, LOCATION, SIZE, and FEATURES can be more aggressively priced compared to a home that is deficient in any of the categories.   

A seller CAN control CONDITIONFEATURES, and PRICE.  LOCATION and SIZE are not features that a seller can control.  So, let me show you how being objective in your VALUE rating...

There are currently 25,657 condos, townhomes and single family homes on the market, and over the past three months only 5,176 homes have sold

To add your home to the 5,176 homes that have sold in the last three months, your home must be Valued as a 10 in: CONDITION, LOCATION, SIZE, FEATURES, and that will allow a 10 in PRICE. If your home is not rated a 10 in all these categories, then your PRICE will need to be adjusted for these deficiencies--again, remember location and size cannot be controlled so, adjust accordingly.

The Pond - Where is YOUR home in the pond?

The flow of sales activity in any real estate market is comprised of three categories of the homes that are currently on the market:

1.  Homes that FLOW.  Homes that are considered to be the best Value and Price flow into the market, leave the market SOLD in less than 45 days.

2.  Homes that SHOW.  Homes that are deficient in Value and/or Price may be shown, but they are not receiving any offers.  Adjustments must be made in the areas that you DO have control - PRICE, Condition or Features in order to get the listing sold.
3.  Homes that become the STAGNANT MASS.   Homes that are greatly deficient in  both Value and Price do not even attract showings.  There is  virtually no activity, and these listings will simply never sell.

Ask yourself where you want to position your house in this competitive Buyer’s market. Remember, any deficiency in the five categories of:  CONDITION, LOCATION, SIZE, FEATURES or PRICE will remove your listing from the “Flow” of the market and place it in the “Show but no offer” category or worst yet, in the “Stagnant Mass” with no showings.

Selling your Charlotte NC Home :: 10 Tips to Get it SOLD

Setting the Stage for selling your home1. Keep it comfortable: To show a home to its best advantage during the winter, think warm, cozy, and homey. Keep your thermostat at 70 degrees during home showing hours. If your home is vacant, use a programmable thermostat and set it to have the home at 70 during the day.

2. Scents are appealing: I always have my clients have a pot of apple and cinnamon or vanilla on the stove--some may say, "But, what if the Buyers are allergic?"  The chances of that are very slim and the warm scent appeals to the Buyers senses, making them feel 'at home.'  Other popular scents: cinnamon rolls, freshly baked bread, apple cider, molasses cookies, chocolate chip cookies and good old American apple pie!

3. Take advantage of natural light: Be sure to allow all showing during the high-daylight hours. Make the most of the light you do have. Have the curtains and blinds cleaned and open them as wide as possible during daytime showings. Clean all the lamps and built-in fixtures, and replace the bulbs with the highest intensity that they will safely accommodate. Before you show the house, turn on all the lights.

Get your windows washed and your front door painted: You have 90 seconds to make a first impression!  Windows and doors are items that many Sellers may not even consider.  Many buyers pay particular attention to the quality of your homes windows and doors.  In the winter, the strong southern light can reveal window grime and make it look like your home has not been well maintained.  And, remember that the front door is the first thing that they see when they walk up to the home.

5. Play soft background music:  To create a little atmosphere, tune the radio to the local Classical or Jazz station. Adjust the volume so that the music is playing quietly in the background. You have to appeal to all the buyer's senses.


6. Make the home comfortable and cozy: Set the scene - help the buyers see themselves living comfortably in your (aka 'their new home').  Consider things such as putting a warm throw on the sofa or folding back the thick comforter on the bed.  A home staging professional is a worthwhile investment as they are specially trained to help catch the Buyer's eye!

7. Set up lighting timers:  You want your home to look warm and welcoming whenever prospective Buyers drive past.  Set the mood for a sale.

Setting the Stage for Selling Your Home8. Make your home festive:  Even though you're not going to be there for the showing, greet your Buyers as if they were going to be guests at your party. Set the dinner table with the good china and silver. Have a plate of cookies for your guests, some warm cider, or other non-alcoholic beverage helps to make the Buyer more comfortable in 'their new home'.  Remember, first impressions are extremely powerful. Make your home look like you're expecting and greeting your Buyers as welcomed company.  You could even decorate the For Sale sign in your yard.

9. Make your home look LARGER than it is!   CLEAN OUT THE CLUTTER!  One of the main criteria that Buyers use when shopping for a home is the total heated square footage.  If they're looking to buy a 3,000 square foot home and yours is FULL of furniture and clutter, it will appear that the home is 2,000 square feet instead!  Accomplish this by using your attic space and/or renting a temporary storage building.  (NOTE:  Closet space is a high priority for Buyers as well--make certain that your closets are clean and organized).

10. Pricing:  Setting the stage is important but, THE most important factor in selling a home in this market IS PRICING!  Have your home in show condition at all times and make CERTAIN that your home is priced to SELL!

'Tis the Season:  Selling During the Holidays

'Tis the Season to Sell Your Home


During the holiday season, the focus for many turns to home and family.  Many buyers cease searching for a new home during this time; however, there are many others who have no choice--they must continue their search because of job transfers, family changes or relocation.  Due to the fact that many sellers feel that during this holiday season, they would prefer not to be 'disturbed,' they will temporarily remove their homes from the market until after the first of the year.

I recommend that my sellers remain on the market during this time if at all possible.  The reason--there is far less competition.  Yes, there are fewer buyers but, the competition is far less and you've got a better chance of selling during this season than waiting for the spring's flood of new listings.



Consider this--holiday festivities are a breeze at your home that is on the market during this season because you have already done the work to constantly keep your home in showing order to be prepared for a showing at a moment's notice.  Your efforts to reach out to potential buyers could pay off during this challenging time!

 

 

When your home offers the features and amenities. location and price that a potential buyer is looking for, you are more likely to sell it quickly in the winter than waiting for the spring or summer buying seasons.  Your home may very well be looking its best this time of year.  Here are some tips for setting the stage for your holiday listing:

  1. Simple, classy holiday decorationsAdorn your front door with a festive wreath.

  2. Place a fresh welcome mat at the front door.

  3. Minimize your holiday decorations--tastefully selected decorations will give the buyer a 'warm' feeling but, not distract their eyes from your home, which is what you want to ultimately sell.

  4. Remove furniture to accomodate your decorations--you don't want your home to appear smaller than it is because you've tucked a small tree in the corner and pushed your furniture together to accomodate that tree.



    Appeal to the buyers' sense of smell

  5. Holiday scents will make your home seem warm and welcoming--consider boiling an apple slice and a stick of cinnamon just before a showing.  You can store your boiling pot in the refrigerator for several days for re-use.

  6. If you're only stepping out of the home for the agents to show, leave it toasty with a fire in the fireplace.  Do not leave your home unattended with a fire burning though!

  7. Because winter months can be dreary because of the weather, raise your blinds and leave the lights on.

  8. Do not over-decorate--all buyers do not celebrate the holidays in the same manner that you do so, give your home a warm feeling but, don't overdo it.

  9. Leave your stereo playing classical or jazz music softly during showings.

  10. As you leave your home for showings, ask yourself if you've appealed to all senses:  visual, smell and sound.  You may even want leave them cookies to appeal to their sense of taste!

 

Other holiday incentives you can offer:

  • If you can cover the buyer’s closing costs, or a portion thereof, you may attract potential buyers to your home by advertising this information.
  • Offer a “decorating allowance” for purchasing your home during the winter months.

Keep in mind that when you place or leave your home on the market during the winter holiday season, people rarely “browse” for homes during this time of year. The potential buyers who do visit your home are serious about buying and are often in a hurry to do so.

 

The equation is simple:  Serious buyers +  tastefully done festive décor = you, well on the way to selling your home!  'Tis the season!
