Clearing Chain of Title Issues Oklahoma- Hanging Tight With Your Home Sale Transactions!
First let me say that I am NOT an attorney and I am NOT giving legal advice.
As a Real Estate Broker in Southeast Oklahoma, I hang tight with my transactions. When I have a sale contract on a property that I have listed, I make just about every step that happens in that transaction.
Oh yes, there are specialized professionals at every step too. Like the chain of title in our abstracts. When the seller's abstract is brought up to date, it
goes to the attorney for a TO (Title Opinion).
When that title opinion is finished,
- I want a copy.
- I always ask for a copy.
- I usually get a copy even before the closer gets one.
I want to know if there are any title issues that are going to have to be dealt with and if there are, get busy helping to clear them up.
A local attorney in Idabel is one that I recommend when someone does not already have an attorney and they want a recommendation. I recommend this attorney because he and his office are timely in their work and his office makes sure that I get a copy of the TO as soon as possible. They understand that time is of the essence in real estate transactions that Judi Barrett at Integrity Real Estate Services is very involved in her transactions.

- Sometimes just a broken chain of title and it takes a little digging to find out.
- These are just a few of the title issues that we've helped with. I love using a closer that helps to get these things cleared also.
Sometimes I feel like a PI, trying to find someone that showed up in the abstract from 40 years ago and does not live here anymore.. but we need their signature on something.
When all else fails, sometimes it has to go back to the attorney for a quiet title.. that delays everything by at least 90 days and adds cost to transaction for the seller. That's why this real estate professional, Judi Barrett at Integrity Real Estate Services tries really really hard to get those things cleared up without the title description having to go into quiet title suit through the court system.
Choosing professionals at each step of the transaction is important.
