Pullman WA ~A Brief Overview of Pullman & its Four Hills or Neighborhoods

Tucked into the rolling hills of this area of the country known as the Palouse is Pullman Washington.  Pullman has been my home for many years now. I moved here in 1992 following many years of commuting from Lewiston & Clarkston, a nearby community. 

 

My roots are strong in this great city.   I have raised my family here and my family has two businesses in this town, both located in the heart of the Washington State University.  I am a Realtor specializing in relocation and residential real estate.  That is my history.

 

Pullman's history is, of course, much longer.  Pullman was founded in 1888 by a group of early settlers.  In fact our first 4th of July celebration that we celebrate to this day all began in 1881 when George Pullman for which our town is named gave the first $50 toward our first local celebration!  Today this is still a community wide event celebrated at Sunnyside Park.  Our community has grown to over 26,000 residents.

 

Pullman is home of Washington State University which was founded in 1890 and is the state's original and largest land-grant university.  Today, Washington State University is home to approximately 25,000 students for the academic school year. So for fall to spring our community doubles in size and comes to life with great vitality!

Pullman is composed of four hills, Pioneer Hill, Sunnyside Hill, Military Hill and College Hill.  Pioneer Hill is found in the southeast section of town.  Sunnyside is located on the southwest section of Pullman.  Military Hill is located in the northwest part of town.  Last but certainly not least is college hill which is found in the northeast section of town.

Pioneer Hill is home to homes ranging from vintage to newer homes as the area developed outward. Pioneer Hill has always been greatly sought after as it provides a wonderful foundational feel with established neighborhoods and within walking distance to both downtown Pullman and Washington State University.   Pioneer Hill  is also home to lovely Lawson Garden's a formal garden with a show stopping year round show.  It is also home to Kruegel Park which is one of the children's favorites with playground equipment and playing fields. Woodcraft Park is also a quiet little park providing a great retreat.   Lincoln Middle School and Franklin Elementary School both reside on Pioneer Hill.

Sunnyside Hill also has vintage homes ranging to many new homes.  Much of Sunnyside Hill is also within walking distance to downtown. There are still parts of this hill being built and developed, and thus it is a favorite area for new construction.  It is home to Sunnyside Elementary School and Sunnyside Park.  Sunnyside Park, a favorite park for all ages with its walking trails, ponds, gazebo, community gardens and so much more. Many family gatherings and community events take place within this lovely park.  It is  also home to our local 4th of July Celebration which is a community wide event.

Military Hill is home of Military Hill Park and our indoor aquatics center.  Much of Military Hill is also within walking distance to Washington State University and is a favorite for those working at Schweitzer Engineering Laboratories which is is nearby.    It is also home to Jefferson Elementary and Pullman High School.  This area of town was developed later and homes range from the 1950's to newer homes on its outskirts. There are also condos and townhouses as well with convenient bus routes to WSU.

College Hill of course is central to our community.  It includes both houses, condos and apartments for  both students and faculty that enjoy a short walking distance to campus whether for ease or due to environmental conservation.    There are some lovely vintage homes as well as homes built into the 60 & 70, some of which have a wonderful  retro and unique feel that varies from house to house. College Hill is also home to McGee Park.

So whether you are looking for vintage, a unique retro feel, or new...we have lots of home to chose from!  I would love to show you my hometown of Pullman!

A Day for This Pullman Washington Realtor®....Heaven on Earth!

 

As many of my clients know, this Nana has been eagerly awaiting the arrival of Sophia.   She is one of many babies born this week in Pullman Washington. 

Pullman Memorial Hospital has been bursting at the seams according to the nurses there the last few weeks. 

She is home now...and no doubt those few empty birthing rooms will be quickly filled by new Mom's.  The birthing suites they have are most impressive!

 

 

As a Realtor® in Pullman, the market continues to be quite active....thus so am I.  The world didn't stop when this little bundle of joy came on the scene. 

 

Thank goodness for my iphone...not only could I snap some pictures of my little one...but I was still in communication with several of my clients and headed out in the afternoon to check on a listing, show and meet with a potential client considering listing their home, as well as keep my contracts all moving along.  And a big thanks to Katie at the office....she kept everything moving along at the office for me... :)  Talk about multi-tasking....and I LOVE it!

 

Today I had the opportunity to watch this morning to let my son and daughter-in-law catch up on some much needed sleep. 

 

And YES, I was certainly chomping at the bit to have some quiet time with her...just the two of us.... spending some time getting to know each other.  It is a memory that I will always cherish...

I think both my son and daughter-in-law are convinced she doesn't sleep...so I snapped this picture with my iphone as I was afraid my camera would flash and wake her....

It is a Grandmothers prerogative to show off pictures of her grandchildren....and so many of my clients have asked me to share...so I hope you enjoy this picture of my sleeping little princess...there is nothing more beautiful on the face of the earth to this Nana...

 

That is until they give me another little one...Shhhh..... don't tell them I said that....   :)

Stay Cool Pullman ~ It's Hot Out There!

In Pullman Washington, we are not use to temperatures above 90 very often.  Many of our homes in more established neighborhoods don't have air conditioning.  I grew up in Lewiston~ Clarkston where air conditioning was a necessity. Here the temperatures cool off to a lovely 50 degrees not long after the sun goes down.  So I love the fresh air and cool breezes in the evening and sleep best that way.

But today was uncomfortably hot for us in Pullman, and for many in Washington and Oregon with this heat wave. Tomorrow is expected to hit 94 degrees. That is just too darn hot....at least for me.  

Sooo....in my feeble way to cool off this evening....I had to pull up a picture I had taken in my back yard 2 winters ago!  I sure didn't enjoy that snow much then...but it sure looks absolutely refreshing now.  Now where did I leave my ice pack....

Pullman Washington Prepares For WSU Fall Session 2010!

Pullman is on the verge of nearly doubling in size this week!  Washington State University is about to start its fall session for 2010.  It is always an amazing transformation for sure.

From the third week of July till about the second week of August, Pullman is always very quiet.  It is the time when Summer Session is over and most of our residents take their summer vacations.  I have been surprised to see how busy I have been in our  Real Estate Market here in Pullman during this quiet time.

The Seniors are now back getting their houses ready for Rush at WSU. The streets go from bare to jam packed.  It is a time honored tradition and full of lots of fun and energy as new recruits go from house to house finishing the week with pledging.  And many will go downtown Friday evening for the celebration of Pullman's National Lentil Festival.  Hope to see you there!  Come by and say Hi at the Beasley Real Estate booth!

Pullman Washington ~ This Realtors® View of our Market, Lori Cofer Realtor®

Has the market slowed down in Pullman Washington?  I don't think so.  I know I have been very busy.  And I see other Realtors® also working and that is great news for our real estate market in Pullman.

Today was a full one for sure.  I had to run to Lewiston which is about 45 minutes south to pick up some supplies for our family business.  My husband and son own a hair salon on the campus of WSU.  All the while I was fielding client phone calls...hands free of course!  That is the law in Washington State!  

I returned in time for showing a new client some homes.  It was great!  He is a smart new buyer and I enjoyed showing him a few really great homes.  That is always one of the parts of my profession I enjoy the most!
After that I worked on some contracts late...and when I came out of the office the sun was just setting...setting on a beautiful day!  Sometimes you just have to stop and appreciate the moments...this isone of those times... :)  I took this picture just hours ago in front of my car as I headed home after a really great day....

Beat the Clock! WSU Fall Session 2010 is On Our Heels!

 

In Pullman we are on the verge of the students returning to Fall Session here at Washington State University. Many of the businesses, Fraternities and Sororities are all getting ready for the onslaught of returning students and faculty.

Campus is still pretty bare, but lots of workman are madly trying to beat the clock.  One of the jobs I have enjoyed is watching the skill of the masonry as he restored a nearby building.  Over the course of the summer, I have watched him bring that beautiful brick back to life.  First, he painstakingly cleaned the brick bringing back a vibrancy that I had never seen in the building.  Then he careful went in and re-pointed the entire structure.  On Sunday I saw him swaying high in the air on a platform as he rebuilt the chimney.  Before you know it the students will be returning.

It also looks like they are making headway on the clock tower.  All summer it sat without the clock in the tower.  Yesterday I saw that the clock face was now returned but the hands not yet attached.  Time is running out...Don't I know it, we need to get the family businesses up and going...

Pullman's Own Dog Park ~ Join Mutt Strutt 9/18/2010

Pullman Dog Park

Pullman will be having it's very own dog park!  What a great asset to our local community!  We have the land, we just need some necessities such as fencing, irrigation and landscaping to make this become a reality for Pullman.

Want to help?  Animal Haven is sponsoring Mutt Strutt September 18th 2010 at Sunnyside Park. It will be fun for both you and your four legged friend as you walk the course and enjoy music and fun activities along the way.

In order to participate go to whitmanpets.org/muttstrutt to register.  Gather some pledges and set your calendar for September 18th.  Before long our four legged Pullman residents will have a place to call their own.

Lentil Festival in Pullman Washington ~ August 20-22 2010

lentilThe Lentil Festival is always a welcome event for Pullman.  Folks come from all around both Washington & Idaho to enjoy the festivities.  And the students coming back to WSU love attending.  

All the festivities begin Friday August 20, 2010.  From 5-10 PM is the street fair with our big bowl of Lentil Chili.  Believe me...you have never seen as big of a pot of chili as this one!  I am hoping to be in our booth for Beasley that evening.  Do stop by and say Hi!  From 5-11 P.M. there will be a micro brew tasting...sound good?

Saturday is loaded with events.  The Tase T. Lentil fun run should be a blast at 8 AM.  There will be a pancake feed by the Lion's Club at 8-11 AM at the Cougar Plaza followed by the Tour de Lentil 100k Bike Ride at the city play field.  At 9 AM -11AM there is the preparade float viewing.  At 10AM  is the Walk of Fame unveiling downtown Pullman.  There is a three-on-three basketball Tourney at Reaney Park.  

One of the highlights of the day will be the parade at 11 AM.  We are fortunate at Beasley Realty as the parade goes right in front of the office. After the parade everyone will head to Reaney Park for the Lentil Festival Marketplace which will continue till 5 PM.  There will also be live music at Reaney too.

And Sunday there will be a golf tournament to boot at the Palouse Ridge Golf Course.

Come join the fun!  Pullman knows how to put on a fun event for all!

A Realtor's® Tips On Finding That New Pullman Washington Home ~ By Lori Cofer, Realtor®

 

 

 

Looking for a new home in a new town like my own hometown in  Pullman  is always a daunting one for sure.  For some, it is even their first experience in the State of Washington.  Lots of folks come to Pullman, either coming to work or go to school at WSU, to work at Schweitzer Engineering Laboratories, or Pullman Memorial Hospital.



As a big  fan  of Pullman, I find it most enjoyable not only to assist my clients as a Realtor®  but also to do what I can do to help them settle into our great community.

 

Here are a few tips to help if you are relocating that I believe you will find useful.


1.  Find a Realtor® who is willing to spend time working with you prior to your trip.  I know that I spend a great deal of time as the eyes and ears of my clients to help them make the most of their very precious time here to select a home.  To do that, I need to get to know you and what you are needing and wanting in a home.  We start by letting the Internet do the work for you.  I send you all listings that meet your criteria.  And as we research together, we can refine that search.  

2.  Get on an auto-email alert.  This one is the greatest time savers!  This will automatically send you NEW LISTINGS and PRICE REDUCTIONS  for you to research.  Here is MINE if you would like to use it.

3. Set aside ample time to look at homes.  Ideally, you want to set enough time in your trip to not only see the homes you have on your short list, but also to explore your new community and get some of those job or school details tended to as well.  This is where your relationship with your Realtor® really is a time saver.  Let them pick out the very best candidates for you to see first.  If we don't find something in the first few homes, we can keep looking.  Promise!   Don't make the mistake of thinking you need to see it all, or you are missing something.  This is where the auto-email system really helps you!  

5.  Bring your pre-approval letter.  Often I have out-of-town clients who forget this all important step.  I know your loan officer will appreciate you having that in hand.  It can be challenging when we are on time constraints to track down your loan officer to send this.

6  Take notes and bring your camera.  Unfortunately because we are on a time restraint, we will be looking at more homes than is ideal. They will blend together. Use the sheets to help you remember.  Discard those homes you don't like.  Write notes on the ones that you do.  And use your phone or camera to snap a picture of a few things that attract you to the new home.

7.  Relax!  Don't worry, it is my job to find the home.  Spend some time exploring and having fun!  I am full of suggestions about things to do in Pullman and nearby places in Washington as well as Idaho.  Just ask!  I love my hometown of Pullman!  And I would love to share it with you!

Client Relationships ~ My Thank You To My Pullman Clients For Making My Day!

Yesterday just made my day!  What was it you might ask?  It was all about client relationships.  And that tells you that you must be doing something very right.

 

I was told when I started this business, just build good client relationships. That not only sounded like sage advice but it also fit Who I am.   When I entered into this field, I never entered into for sales,  it was always about helping folks.  It is my passion.  Don't get me wrong...of course I need to make a living.  But high sales are not my priority.

I  live on a quiet cul-de-sac.  So really the only folks we see live in the neighborhood for the most part.  It was a hot summer evening so I had my windows and curtains wide open.  I was sitting in front of my computer madly trying to find a home for some folks relocating to Pullman when I looked up to see a young couple walking.  They were clients of mine who just bought their first house back in June.  I was so happy to see them, I ran outside to say hello!  They are two very special clients.  I count myself fortunate to have clients like that.

Next day, I go to work to find a note on my desk.  It is from the parents of some other special clients of mine who are here to visit from California.  They took time to stop in and say Hi...I loved that.  Again I am in such full swing to find these folks a house, I have to put that note aside till the end of the day.  I head up to help out at the family business still waiting to make that call, when I get a call from my son.  They had stopped in to meet my family at our shop!   He had called me to tell me he had sent them my way!    Again, I ran out to greet these wonderful folks!  We catch up to find that the young couple is now engaged...CONGRATS...and the parents are now proud Grandparents ...more CONGRATS!  I was so touched they came to see me to share their great news!

After that I head out to preview a few homes for my client.  I am driving down the road to pass another really great client waving at me from their sunroof after pulling out from their new home that we closed this year.  Another first time home buyer that has settled into their home with the most adorable little girl with another baby on the way so soon!  I had recently been invited to their house warming and it gave me the greatest joy for their little girl to show me her new room!

This may sound corny, but it wonderful feeling that makes me love what I do.....gosh am I fortunate!
