Enlarging Your Territory & Influence

We've gone by half of 2010 too quickly. Gone are the days of the Tax Credit, if your business depended on the stimulus. So, how are you preparing the 2nd half of 2010 and beyond?

I find this Sunday God First post just perfect for a time such as this.

The Prayer of Jabez is found on 1 Chronicles 4:10:

Jabez cried out to the God, "Oh, that you would bless me and expand my territory! Please be with me in all that I do, and keep me from harm!" And God granted him his request.

A simple yet bold prayer that we all can use in our lives...

4 simple requests and granted by God.

Blessing me: Pray about your personal needs. Pray through good and bad times. Pray for the little things and the big ones. All He wants is your trust in Him shown through your actions and perseverant prayers. Ask God to give you an abundant life. He planted the desires of your heart anyways. You must now just utter it back wholly.

Enlarging my territory: Territory can mean many things. It can mean expanding your business area, increasing your finances, cultivating more relationships, enlarging your wisdom and understanding for the business and influencing you to help others.

On a personal note, it could mean teaching you more about humility and patience. Giving you more physical strength to face the challenges for the day and having good health.

Keeping me safe: Pray about protection. Protection while you travel and protection while you are away from home. Protection about handling a transaction ethically and honorably.

Keeping harm out: Ask God to keep you from harm: physical pain, anxieties, fears, sickness, suffering, slander, problems at home and struggles at work.

Although it may seem that this post is written for the self-employed, it doesn't have to be received that way. Even if you were an employee of an organization, or even a home buyer or a home seller, the Prayer of Jabez may apply to you too. Ask God for opportunities in your life. Ask God for provisions and expansion. God hears them all!

God desires that we ask. He is not afraid of your requests. He knows ALL about them. In Matthew 7:7-8, it says to ask, seek, and knock. It will be given to you!

Have you prayed the Prayer of Jabez recently? Try it, it might just change your life.

In addition to all our human planning, we must submit our plans to Him. He will grant them in His timing according to our needs (not our wants).

Happy Birthday America!

This is the 1st Year I celebrate Independence Day as a fellow American. This year, Independence Day means so much to me - so much that I went out of my way to cook a Malaysian style dinner for my family.

If you knew me, you'd know that I don't like to cook. I'd rather go through child birth than to have to cook. So, having to make a special dinner for my family was indeed something special.

Our plan was to haul all the food and drinks to Frisco TX's Freedom Fest. But we were rained out. Bummer.

Nevertheless, my family and I got to see North Texas's largest fireworks display, presented by City of Frisco.

As I quietly remember the price we pay for freedom, I can't help but to salute our Founding Fathers for creating a government inspired by the Word of God.

 

Photo was taken by my husband during our visit to Ellis Island back in March 2010. The trip was truly an awesome journey to mark the roads I've travelled in the last 14 years in America - my adopted country.

 

 

 

Watch this video as you embrace the Christian values for which this country was founded on. Ironically, we are trying to remove the very essence of the inspiration. I hope that our Founding Fathers are not turning in their graves; knowing what's happening in our system.

God's Amazing Story of HOPE

As I swipe my tears away while reading my clients' testimonial for me, I realized what an impact this journey has been for me. No doubt that my objective is clear. My mission field is Frisco TX. My role as a Frisco TX realtor(R) this season in my life is very crucial.

In one of my client's signature, it said, "Someone's life may depend on you answering your calling". I will leave you this afternoon to answer this question for yourself. I'm glad I did even though saying goodbye to a secured paycheck every other week was very scary.

I am so glad I’m able to be a small part of God’s amazing story through adversity and challenges. As I publish this, I want to remind you that telling God's amazing story is the focus of this post.

3:16 team REALTY lit up like a neon sign on my computer after I had googled. I clicked on the website and began looking at a site that I really could not believe. A Realtor(R) that puts God first in everything in her life? In her business? Yes, Loreena Yeo puts God first in her realty business. God is first in everything in this woman's life.

My family has moved so many times, that after 30 years of marriage I have lost count. We've been on several countries and many cites around the world. We have had many Realtors and so many times we doubted the honesty and integrity of the Realtor(R). As a Christian, when I saw Loreena's site of 3:16, it really blew me away and I knew I had to call her to talk to her about listing our house.

I need to begin with our back-story for anyone to understand the impact of this story of God's amazing grace and how he used a Realtor(R) with a heart for Him.

My husband lost his job on January 28 of this year. It was a difficult situation. I was in a panic and as a "certified" worrier, I was truly overwhelmed. I was always a person with a back-up plan, but this time there was not one.

I have been a Christian for a long time, but had really been drifting away in recent days of truly seeking God. God was showing me that I needed to truly trust Him and seek Him. My husband began sending out resume, after resume with nothing happening. I began to seek God and we started going to a new church and I began to go to a ladies Bible study. I began to pray that God would just give us a ray of Hope - an interview, a call - something that would give us hope that there was even a possibility of a job.

In the study, we were doing in the book of Esther and in one of the scriptures, it was talking about "waiting"- Wait upon the Lord. The word Wait meant also the same as Hope in that scripture. HOPE. It hit me like a ton of bricks. God is our Hope. It was just that simple. That was the answer to my prayer. God was saying, “Trust in me. I am your Hope.”

In the meantime, my husband was reading a book from Max Lucado called 3:16 The numbers of Hope. (There was that word again) He had told my son in the month of February that he thought God would have something in the way of a job for him or a possibility of a job by 3:16 meaning March 16. (Are you beginning to see why I nearly fell out of my chair when I googled and 3:16 Realty came up?)

When I returned home that day from Bible study, my husband said he needed to go over some things with me. He had gotten an email to call someone he worked with years ago. She told him about a job opportunity and asked him to call the owner of the company to talk with him. He was asking me what I thought.

Tears rolled down my face and I began to tell him of my Bible Study of the word HOPE. Isn't God amazing when we seek Him? My husband called and by 6pm that evening, he had a ticket for a flight for an interview to fly to another state in two days. That was a Friday that he interviewed and by the following Tuesday, he had an offer letter. Yes, it was March 16. 3:16

Now back to Loreena of 3:16 Realty. We were going to need to relocate to another state for this job opportunity and needed a realtor(R). We interviewed one person and felt she was not the person we needed. I began to feel that I needed to just wait and not be in a hurry. There was that "wait" word again. Seek God in this. That is when I googled Loreena's site. My son, who is 20 and looking over my shoulder at that time when I was on the computer-said "You have to call her!" Yes, I did because God had placed that "neon sign" on my computer.

I emailed her and we met soon after. We sat at our kitchen table and prayed before we began our business. We shared our story of God's HOPE with her and tears ran down all our faces, because you see, God was in the house! Tears are streaming down my face as I type these words as I relive those moments, and there is more.

She presented us with such knowledge of the housing market and detailed, very easy to understand plan to market our house. She really did everything in excellence. I believe this is what God called her to do in her business.

When she was leaving our house, she asked if I would come to her car, as she had something for me. She handed me a rock with the word HOPE on it. Coincidence? I don't know why she had that rock in her car, because she had no idea of my story, but God did.

You see, He is in all details - we just need to seek Him.

How does this story end? Loreena listed the house and put that sign in our yard that said 3:16 Realty. The house sold in two weeks, in a very slow market. We also had a second offer. The house closed on May 28.

Four months to the day, after my husband lost his job. Isn't God amazing? God used a petite, beautiful Asian woman, all the way from Malaysia to be a realtor(R) in Frisco, Texas - for such a time as this. Why, because she puts God first? Even in her business? Yes, in everything in her life.

God's Amazing Story of HOPE

Asking Help on Behalf of a Fellow Realtor, a Sad State of Affairs

I'm truly sad that despite having the emotional and physical strength to fight cancer, Diana has to deal with fighting the insurance company for coverage.

Why is it so difficult and why is it all about technicalities?

Cancer is cancer and it doesnt matter where it starts. I'm sorry but this is NOT how you treat people.

BOO Insurance companies!!! Don't let that happen to you or your loved ones.

A dear friend of mine and a Realtor® in my office Diana Mourssali, was recently told that her breast cancer has metastasized again to her liver and is now throughout her body.  She has already had a radical mastectomy and has also had 40% of her liver removed. 

Diana's oncologist has said that her only hope is a procedure of transcatheter occlusion and radiopharmaceutical therapy (radioactive beads place directly into her liver). Diana’s insurance company has denied the treatment stating that it is experimental and investigational. This treatment is approved for liver cancer.

According to Diana's insurance company, she has breast cancer in the liver since it started in her breast. This procedure is not an approved treatment for breast cancer and has refused to pay for this procedure. Obviously this is just semantics, cancer is cancer.

Diana's oncologist is appealing the insurance denial and is asking that she produce letters from everyone she knows to support her effort to live. 

Would you please write a letter to the insurance company on Diana's behalf, requesting that her insurance company reconsider their decision to withhold this treatment?  All letters should be sent directly to Diana at the address below.  She will present all of the letters to her doctor with his appeal request.

Celebrate MOM 2010

I didn't know what UNCONDITIONAL love was until I began my journey as a Mother. To love someone despite of his imperfections, despite the mischievousness at times, despite all the hard work to get to 2 1/2 years.

Many years ago before I became a Mother, a very good friend of mine told me that I will get a glimpse of how much more God loves me when I do become a Mother. He was right.

Mother's Day means so much to me this year, more than last. My son is only 2 1/2, and I've really celebrated my 2nd Mother's Day as a Mother. We've finally come to the point where I could see the fruits of my labor. He runs to me and tells me, "I love you Mama"....... , "I miss you Mama" .......... and "I'm sorry Mama"....... . I'm beginning to see that he does understand some lessons I've taught him.

 

I also reflected on how much love, patience and sacrifice must have gone into bringing me up. I must tell you, it wasn't easy.

 

The unconditional love is amazing. I cannot to  begin imagining how much more God loves me unconditionally - that He sent His only begotten Son to die for me on the cross, so that I could have eternal life. The greatest UNCONDITIONAL LOVE story ever told. No one can ever match His love.

I hope you will celebrate your day with lots of hugs and kisses from your children. I know I will be relaxing on the patio, drinking my favorite drink and not think about work just for a moment! The world may fall apart around me today, but I'm celebrating my journey as a Mother today.

The Morning Forgiveness

Little did I know that when I picked up Marianne Williamson's book - A Return to Love, I would learn so many impactful lessons - enough to change my perspectives about FEAR and FORGIVENESS. I've written enough about my FEARs in the past. Today, I want to especially highlight FORGIVENESS now that Easter is drawing to a near.

Marianne Williamson talked about how Forgiveness is something that can be re-newed each morning. What's done is in the past and it cannot be un-done. But if we choose to harbor forgiveness, we deliberately choose to experience more of the pain, hurt, disappointment, anger, etc.

Forgiveness is renewed each morning because every morning is a brand new beginning.

It's easy for someone to say, Forgiveness is letting go of the past but it's much harder to practise.

As I get older (and wiser), I have people in my past who would remind me of the stupid and childish things I have done. I also accepted Christ just very recently (in 2004), so my life and perspective is now not the same. I am a different person but sometimes, people in my past choose to remember me for that "old" person.

I must first learn to forgive them when they remind me of the stupid stuff I've done in the past. I must also hope that they will have forgive me and look beyond my shortcomings.

I'm reminded of a person in my past whom I never saw eye-to-eye with. This person had authority over me and for 3 years, I felt I was controlled and be-littled by this person. Well, it has been a while since I have to see this person on a daily basis. Time also had passed where the hurt is no longer so bad.

This person was combating cancer and he too, had changed his perspective on life and people around him. It looks like he's a much happier person now. He's enjoying his family. He's not as bitter, more fun to hang out. Perhaps we were at different crossroads now, the pressure and the dynamic of the relationship are no longer the same. It almost seems that it's so much easier to forgive now than it was years ago.

Forgiveness is a process. It doesn't happen automatically. Given enough time, it's easier to forgive. If you want to choose to release yourself from the bondage, choose to look forward towards a new beginning tomorrow. The biggest liberation is never to have to experience it again.You can choose to re-live that experience in your head over and over again if you don't let go. What good would that do you?

The Morning Forgiveness

Shine Your Light Even When You Don't Feel So Bright

It's easy to shine when things are going great for you. You have the midas touch. You have the favor. Everything you do turns to gold. Don't you love it when things are awesome and you feel extremely on top of the world?

Life's a constant cycle. What goes up must come down. What if things are not going so great for you? What if you don't feel like taking that difficult call from the client? What if you didn't feel like facing another difficult day but prefer to bury yourself in your sheets and ontinue sleeping??? If you don't get up, bad things cannot happen.

Well, I just want to encourage you that there will be better days ahead. That's why it's so important to remember the good times so that when things don't go as well, you know better days are just around the corner.

It's through adversity that we grow...

Just imagine when you learn to climb a hill and get to the top, don't forget to look at the valley beneath you. Celebrate how far you've come instead of beating yourself over the head.

As children of God, we're called to shine on bright and sunny days. We're still called to shine (and honor God's glory) even on rainy and gloomy days. Even when you don't feel so bright. Even when you don't feel so right. Our glory and honor to God do not depend on how we feel.

Can you imagine if God operates only when He feels like it? I just cant begin to wonder...

Shine Your Light Even When You Don't Feel So Bright

Someone's Life Depends on You Answering Your Calling

I found this statement as part of one of my client's signature line. I sat in awe just for a few minutes to digest the significance of what she wrote.

Someone's life depends on you answering your calling - WOW.

Yes, your job on a daily basis is not as earth shattering as an emergency room doctor, or a neo-natal intensive care unit nurse. But who's to say a noble profession such as a pre-school teacher, or a customer service rep at T-mobile is any less?

A wonderful book changed the course of my life. For that, I am eternally grateful. I am so glad I left my old life in pursuit of my new. That's also the reason why you may enjoy my thoughts and my blog. Had I been the old person, you probably wouldn't like me.

The book is Purpose-Driven Life by Rick Warren. Back in 2004, I hit the lowest point in my life. I was in an accident that forever changed the way I drive near an 18-wheeler. It crashed behind a truck, the truck hit me and I hit the car in front of me. That incident scared me more than it hurt me (good thing). Then, a few weeks later, I found myself with a swollen left eye (size as big as a baseball). I found out that a bacteria was eating my kornea and it has just missed it by 1 mm. Had it started eating my iris first, I would have been blind. At that time, I was 28, still thinking I had a full life ahead of me, but being blind in 1 eye would have been devastating. Pretty gril but so sad, blind in 1 eye..... I didn't enjoy my corporate job and felt like I was a rat running on the spinning wheel with no where to go.

My dear husband had a bible study with his buddies from work. They did the Purpose Driven Life. Although he had always loved me dearly since we met, I felt the love he had for me became different (good different). I knew it had something to do with the book, so I read it for myself.

Life and things for me began to make sense. So, eventually I gave my heart to the Lord and never looked back.

It was in Africa 2006 when I decided to step up to my calling. I had started real estate part time in 2003 and God called me to Africa. He had something to show me. And secretly, I was afraid that He would call me to be a missionary. I didn't want that for my life.

One day in the villages of Kenya, I took a break from ministering to the ladies and children. I sat down by the grass and God told me to look over where the ladies were collecting water for their household. He told me,

Loreena - How much do I love the birds and the bees but look at them. They always search for food daily and I never left them hungry (Matthew 6). Now, how much more do you think I love you? Have I ever left you out in the cold to fend for yourself???

You worry about retirement. You worry about that constant paycheck that comes in every other week. When are you going to stop worrying and serve me whole-heartedly? Did you know life is more than just your 401K retirement fund? (I had issues with money security).

Now, look at these people around you. I've always kept them fed and warm. They are happy just the way they are. How much do you think they've stored away in their 401K accounts?

 

Just with that, I took my first bold step to tell my husband that the time is NOW. He supported me in my decision and I've never looked back. I came home and prayed about it more (just to make sure). As soon as I made the decision, I told my boss that I was calling it quits. I gave the company an 8-week notice when most people around me said I shouldn't. It was around bonus decision making time. But I had a bigger promise to my boss than the carrot (bonus) dangling in front of me. The last day of work, my boss called me in, wished me well and handed me my biggest bonus paycheck ever. It just gave me more financial security - something I was worried sick about.

I told him, "I wasn't expecting one since I'm leaving the company". He said, "Why wouldn't I? I worked a full year and the company did well. He's giving me my fair share of my extra hard work". Wow - God showed me fairness again and God showed me how I just need to do the right thing (I honored my word to my boss) and He will take care of the rest.

 

Today, I live God's calling in my life. Sure, I'm not a brain surgeon or a heart doctor and I'm never going to be smart enough. But my works are still very important. I don't have to wait until "I'm there or I'm perfect" to answer God's calling. Co-incidentally, He's always used the imperfect people to teach the "Perfect-In-Their-Minds".

I give homeowners who face foreclosure an option to save their credit and their dignity. I help homeonwers move on to their dreams of jumping on the trampolin with their children. I house families in their homes and to create wonderful memories.

Until God moves me, I am called to bloom where I am planted. Today, I am planted in Frisco TX and real estate is my mission field. 3:16 team REALTY was born in July 2007 and I've never looked back. I only know if I live in God's calling on my life, I can never go wrong.

With a name like 3:16, it may seem that it might scare some people away. And yes, I have 1 agenda in my mind when I put on my Realtor suit. It is to love on those who called me to serve them - be it clients or other real estate people. The love encompass a multitude of things I may do for them. It is NOT to share the Word with them. That's not my job. It is HIS job.

3:16 team REALTY stems from 1 John 3:16 that said, Now that we know what Christ has done for us, we must do for one another.

There you have it. The story of how I answered my calling. How about you? Are you answering God's calling on your life? Do you know that someone's life depends on you answering your calling??? Put that into perspective each time you do something. It will change your vision and your perspective.

 

As Rick Warren put it in his book, Your life is bigger than you. I say, You need to get out of the way to get His message across. So, will you do things out of your discomfort for Him? Will you do whatever it takes to fulfill the calling He has for your life? His plans are always better than yours.

Someone's Life Depends on You Answering Your Calling

Every cloud has a silver lining

 

Every cloud has a silver lining ... And the beauty of God's love is so vast, so encompassing and so complete. We have so much around us to prove it.

God shared with us in Romans 12:22, that we should not be conformed to the patterns of this world. But instead be transformed by renewing our minds. Then you will know what God's will for you - which is ever so pleasing and so perfect.

I studied the Message bible this morning and it spoke to me in many more words,

Take your everyday, ordinary life—your sleeping, eating, going-to-work, and walking-around life—and place it before God as an offering. Embracing what God does for you is the best thing you can do for him. Don't become so well-adjusted to your culture that you fit into it without even thinking. Instead, fix your attention on God. You'll be changed from the inside out. Readily recognize what he wants from you, and quickly respond to it. Unlike the culture around you, always dragging you down to its level of immaturity, God brings the best out of you, develops well-formed maturity in you.


 

So, naturally my next question to you is: -

Are you living God's best for your life RIGHT NOW? Is every activity that you undertake, your communication, your emails, your showings, your dealings with your clients and your vendors be placed before God's reign? Put a smile on His face and He would say, "Well done, my good and faithful servant!"

You may hope you have more clients, a better broker who understands your business, clients who may want to purchase in the more expensive category, more expired listings, a more efficient short sale process, smarter other agents to work with, but did you know that at this moment, they are God's Best for your life right now?

Remember the Parable of the Talent - The master gave talents to each of his servant according to their abilities. The servants were asked to grow the talent. 2 of them came back after multiplying the talents. The master was pleased and gave more to them to multiply. The last one hid the talent and returned without producing. The master was upset and took away the only talent he had and gave it to one of the other 2 servants.

I take this story very seriously. I believe if we do not handle the resources we are entrusted with, we have not fulfilled God's will in our lives. But when we do, things and situations will become more abundant to us.


To wrap this Sunday God First post, I want to encourage you to place the right HOPE on the right thing. People will disappoint. Transactions can die. Things can perish, your house could break down and your car will eventually rust. But when you look up and place Hope in our Heavenly Father, His story for you will always be perfect and pleasing.


 

Scripture of the Week:

Tell those rich in this world's wealth to quit being so full of themselves and so obsessed with money, which is here today and gone tomorrow. Tell them to go after God, who piles on all the riches we could ever manage—to do good, to be rich in helping others, to be extravagantly generous. If they do that, they'll build a treasury that will last, gaining life that is truly life.

(1 Timothy 6:17-19)

Be extremely generous with your time, your energy, your talents, your gifts along with your wealth to those around you. But keep your focus and your hope in God - the one who will never disappoint. When you do good to others, you do them because you were called to do that. Not because there is a reward at the end of doing good. Make your Father proud and at the end of your day, only He knows where your heart was and have been.

Every cloud has a silver lining

When the world stops

We constantly strive to manage our time better to make sure we make full use of what little we have. I wrote a post entitled, Effective Time Management Skills for Highly Efficient Entreprenuers recently. I shared my personal tips on what I do to try to stretch my time.

Every once a while, I catch my running (literally) in my house just to gain that extra few seconds - especially when my son is in school. I just have typically about 6 hours of uninterrupted time to work while he was gone.

2 years ago, I shared How to Figure How Much You are Worth an Hour? A mathematical formula to put your time in dollars and cents. When reviewing this with my coach recently, she literraly multiply that time by 3 as she explained how we are only productive 30% of the time (at best). This really puts things into perspective as you allocate your time throughout the day.

 

No matter how much I think I'm worth per hour, or how I should not waste time working on non-productive, non-income generating activities, my world comes to a halt as soon as my son gets up or comes home from school. He's just over 2 years old now and many of you have seen him from being a baby baby to not-so-baby anymore.

Time super flies when you have a 2-year od at home. But these times are precious too and times I'd never get back. I need to constantly remind myself of that. For some reason, I think I would missed these times especially when my son thinks the world of me now. We get up to lots of hugs and kisses. We cuddle throughout the day and this boy sure loves to play.

Everything is an opportunity to play including changing diapers, bathing and eating. Every once a while I find myself irritated because I never like to waste time. I am a very defined person - someone who is very intentional about missions. When my job is to change diapers but the task is diverted to playing catch, it kills me that a task can be completed in 2 minutes is now 15.

As I write this post, I want to remind myself that all these diversions are OKAY. When world stops when my son spends time with me or wants to play. It is not easy for a person who never likes to waste time.

This scripture applies to my mother-and-son situation but it could still apply to you in different aspects of your life. Make it an intentionally awesome week!
